A whole house water system starts at the well casing, a few feet underground. A pitless adapter passes through the casing wall below the frost line. It carries water from the drop pipe into a buried line. That line runs to the house about four feet down. Inside, the water hits a pressure tank and a pressure switch. The switch tells the pump when to run. The tank holds a cushion so the pump does not start every time you wash up.
A well water system is only as good as its smallest part. Sizing is where these jobs go right or wrong. A 3/4 inch line may be fine for a small cottage. A house with three bathrooms and a sprinkler zone needs more pipe and more tank. Before we pick parts we count the fixtures and measure the run from the well. On a replacement we also check the wire feeding the pump, since undersized wire drops voltage and shortens pump life.
Plenty of older cottages and farmhouses down here still run on a jet pump. It sits in the basement or a well house and pulls water up through a suction line. It has to hold prime to work. A shallow jet pump is limited to roughly 25 feet of lift. That is why so many struggle in a dry summer. When the water level drops, the pump loses prime and the taps sputter. A jet to submersible conversion moves the work down into the well.
The conversion puts a submersible pump in the well. It pushes water up instead of pulling it, so prime is no longer your problem. Most homeowners notice the quiet first, then the pressure holding while the dishwasher runs. We pull the old suction line and set a new pump on new drop pipe. Fresh wire goes down with it, and a pitless adapter goes in at the casing. On a deep well with steady yield, a two pipe jet setup can still be right.
A finished basement adds a bathroom. A sprinkler zone goes in, or a pool gets filled every spring. The well may handle it fine, but the system between it and the house often cannot. A pressure tank sized for one bathroom short cycles once you add a second. An old 3/4 inch supply line chokes flow whatever the pump does. These are the well upgrades we do most. A bigger tank, a larger supply line, a pump sized to the new demand.
New construction is the other half of this work. The water system has to be in before the certificate of occupancy. We coordinate with the builder so the trench is open when we arrive. The line goes in below frost and the pitless adapter gets installed at the casing. The tank and switch get mounted where the plumber wants them. We pull the NJDEP well permit before the rig shows up. Then we pressure test the line before anything gets buried.
