Why is my well water pressure low?

The most common answer is the pressure tank, not the pump. When the bladder inside a tank fails, the tank waterlogs, the cushion of air disappears, and the pump starts cycling on and off every time water runs. Pressure sags, faucets sputter, and if it runs that way long enough the pump burns out too. After the tank, the usual suspects run in a reliable order: the pressure switch, a clogged filter, a worn pump, a leaking check valve, and finally the well itself.

Here is that list in the order we actually find things, with the checks you can safely run before calling. Diagnosis is the first step of every well pump repair visit we make.

The causes, in order

1. A waterlogged pressure tank. The classic tell: the pump clicks on and off every few seconds while water runs, and the gauge needle bounces instead of sweeping. A healthy pump starts 6 to 8 times an hour; a waterlogged tank can force 60. That cycling is urgent, because it burns out pump motors within weeks. Tanks are not repairable once the bladder tears; replacement runs a few hundred to about $1,600 installed, which is pumps and tanks work.

2. The pressure switch. Sometimes it is just set low: moving from a 30/50 setting to 40/60 adds roughly 10 psi through the whole house, and homes with two stories or with treatment equipment usually want the higher setting. Sometimes it is failing: burnt contacts, chattering near the cutoff, or a pump that will not start with the gauge below cut-in. A switch swap is one of the cheaper fixes on the list.

3. A clogged filter or softener. The tell: pressure reads fine at the tank but the taps run weak, and it got worse gradually. Bypass the filter for a minute; if pressure jumps back, you found it for the price of a cartridge. 4. A worn pump. Consistent low pressure that will not climb past about 40 psi, a pump that runs continuously, or an electric bill that jumped all point at worn impellers or a tired motor. Most submersibles run 10 to 15 years, and our corrosive local groundwater tends to shorten that.

5. A leaking check valve. The best single diagnostic in this whole list: with every faucet closed, watch the gauge after the pump shuts off. If pressure bleeds steadily down with nothing running, water is draining back into the well through a bad check valve. Valve service costs a fraction of a pump, so this check is worth the two minutes.

6. The well itself. In a dry stretch, a slow-recovering well cannot refill as fast as the house draws, and pressure collapses at peak use no matter what the equipment does. A higher switch setting will not overcome a slow well. The real fixes are storage, pump placement, or well work, and a yield test tells us which. What you can safely check first

  1. Read the gauge and watch it while someone runs water. Steady sweep is healthy; rapid bouncing means the tank; zero means power, prime, or a leak.
  2. Check the well breaker. Reset it once. If it trips again, leave it off and call.
  3. Confirm every valve is fully open, especially around the tank and any treatment equipment.
  4. Bypass the sediment filter or softener and watch the pressure.
  5. Knock on the tank, near the top and near the bottom. Hollow up top and dull below is healthy. The same dull thud at both heights means waterlogged.
  6. Clean the aerator on any single weak faucet.

What stays off the homeowner list: anything inside the pressure switch cover, which carries 230 volts whenever the breaker is on, and anything that requires pulling the pump. Those are licensed-contractor jobs in New Jersey by rule, not just by good sense.

When steady pressure is the actual goal

If the pressure is technically fine but the shower still sags every time the washer fills, the upgrade path is a constant pressure system. A variable-speed drive holds the house at a steady 50 to 60 psi instead of riding the 30-to-50 wave, runs quieter, and takes it easy on the pump. It suits multi-bathroom homes, tankless water heaters, and irrigation. It does not fix a low-yield well or clogged pipes, and we will say so when that is the real problem.
