The borough covers 7.57 square miles and includes Landisville and Minotola. The township covers 41.58 square miles, with Richland, Milmay, Newtonville and Collings Lakes among its communities. The Borough of Buena Municipal Utilities Authority began water service on September 20, 1985. Its lines reach portions of Minotola, Landisville and Buena, plus a small part of the township, for 1,481 water accounts. Outside those lines, most homes and farms draw their water from private wells.

The utility itself pumps from three water wells. Both towns are on the Pinelands Commission's list of Pinelands Area municipalities. Ninety percent of the township's area lies within the Pine Barrens. We drill new and replacement wells for homes and farms in both towns. What state testing shows about Buena Vista well water

New Jersey's Private Well Testing Act requires buyers and sellers of homes with private wells to test before closing. State data from 2002 to 2018 show the results for Buena Vista Township. Over that span, 23.9 percent of township wells sampled came in above at least one primary drinking water standard. The figure was 14.3 percent for Atlantic County and 14.5 percent statewide. Nitrate topped its standard in 9.5 percent of 932 wells. The state report says nitrates come from chemical fertilizers and the breakdown of human and animal wastes. Mercury exceeded its standard in 2.1 percent of those wells. An NJDEP fact sheet notes that mercury is often detected in southern New Jersey ground water. These are township-wide rates, and only a test shows where a given well stands.

That NJDEP fact sheet, dated February 2016, covers one site near Post Road. Between April 2014 and October 2015, NJDEP sampled 105 private wells in Buena Vista Township and Vineland. It reported 43 with at least one contaminant above a state ground water standard. It named the former municipal landfill on North Union Road as a solvent source. Radium is a separate, township-wide matter. The state health department lists Buena Vista among the South Jersey towns most affected by gross alpha radioactivity in wells. Gross alpha is the state's stand-in for radium. The state's table, updated November 2025, covers 1,155 township wells tested under the Act. Of those, 21.0 percent were over the 15 pCi/L gross alpha standard. Radium has no smell, color or taste, so testing is the only way to find it.

What well work do Buena properties actually need?

A new house on a lot past the utility's mains needs a first well. A well that can no longer keep up gets a replacement drilled to a better-producing zone. At the December 2025 drought declaration, NJDEP rated groundwater in its Coastal South region, which includes Atlantic County, extremely dry. When a replacement goes in, we seal the old well with grout, placed by tremie from the bottom up. That is well abandonment and sealing, and we file the decommissioning report when it is done.
